This is carried out when a Check In Report is not available for check out purposes or only an
inventory is available with no check in condition.
Therefor this report is as per our check out report with the difference that all items present are listed with
their current condition.
An Inventory and Schedule of Condition is a detailed written report listing the contents and condition of all
fittings, fixtures and furnishings of a furnished or unfurnished rental property, with photographs included.
Each rental property should have Inventory and Schedule of Condition report at the start of a new tenancy and
should be unbiased and records the condition of the property in plain English. Once this report have been
produced, it will be signed by the tenant who accepts the the report accurately reflects the condition of the
property at the time they moved in.
Any damage or dilapidation that could be caused during a tenancy to the fixtures, fittings and furnishings can
be very expensive and without this document. Although you may hold a deposit from the tenant to safeguard and
damages caused to the property during period of tenure, a landlord may have no legal entitlement in the event of
a dispute, to deduct any monies from a tenants’ deposit at the end of the tenancy without signed inventory
accepting the condition of the property at the commencement of the tenancy.
One of our experienced clerks will attend the property and conduct an Inventory and Schedule of Condition
inspection. All meter readings are taken and the exterior and interior of the property are checked and
photographed. The inventory clerk also lists all fixtures, fittings and furnishing along with the condition of
each of those items. The inventory report will also list any dilapidation or damages found in the property and
in certain cases, test the power.
Reports will be returned as a Pdf document via email within 48 hours. The Value for having a full inventory at
the commencement of a new tenancy far outweighs the cost of any dispute which could happen later down the line
and is highly recommended.
